Bengaluru, July 7 – Real estate major Prestige Group has received municipal clearance to construct a 1.5-km elevated flyover in Bengaluru, aimed at easing congestion around Bellandur and providing smoother access to its upcoming 70-acre Prestige Beta Tech Park. The approval was granted by the Bruhat Bengaluru Mahanagara Palike (BBMP) after multiple proposals and final green signal from Karnataka’s Deputy CM, D.K. Shivakumar, in April 2025.

The new flyover will connect Kariyammana Agrahara Road with the Outer Ring Road (ORR), running adjacent to a stormwater drain. In exchange for approval, Prestige has committed to fully bear the cost of road widening and infrastructure improvements along the stretch.

Though the flyover is being developed by a private firm, BBMP has mandated that it remain open for public use. In return, Prestige Group may be eligible for Transferable Development Rights (TDR), subject to compliance with existing land laws.

BBMP’s Technical Director of Bengaluru Smart Infrastructure, B.S. Prahallad, noted that the flyover is expected to reduce the commute to Sakra Hospital Road by 2.5 km and will decongest surrounding routes like Old Airport Road and Yemalur. The Prestige Beta Tech Park is projected to host over 5,000 employees, adding urgency to the infrastructure push.

This development marks another example of private companies investing in public infrastructure, following the likes of Manyata Embassy Business Park and Lulu Mall, which previously constructed a flyover and underpass respectively to ease traffic to their campuses.

Additionally, the Bagmane Group has also proposed a 600-meter flyover to its tech campus in Doddanekundi, underlining the growing trend of public-private infrastructure partnerships in India’s tech capital.
